How to Start a Furniture Business in Malaysia

Malaysia has an established wood-products and furniture manufacturing base, with opportunities across furniture production, OEM/ODM, own-brand manufacturing, showrooms, online retail, export and specialised commercial furniture.

A furniture business can be attractive, but the right structure depends on whether you intend to manufacture, import, distribute, export, operate a showroom or combine several of these activities.

Industry Overview

Malaysia’s Furniture Industry Remains an Established Manufacturing Sector

Malaysia’s furniture and wood-products industry has developed from basic timber processing into a broader value-added manufacturing and export ecosystem.

MIDA’s current industry information shows continued investment in furniture and fixtures, alongside a policy direction toward automation, design, innovation and higher-value products.

39 Furniture & fixtures projects approved in 2024
RM692.7M Approved furniture & fixtures investments in 2024

Strategic Direction

The Opportunity Is Moving Toward Higher-Value Furniture

MIDA encourages Malaysian furniture manufacturers to move beyond pure original-equipment manufacturing and build more value through design, automation, technology and own-brand capabilities.

OEM manufacturing
ODM manufacturing
Own-brand furniture
Custom furniture
Automated production
Smart manufacturing
Premium design
Export-oriented products
Competing only on low price is increasingly difficult.

A new furniture business should identify where it can create value through design, specialised products, production efficiency, sourcing or access to particular export markets.

Business Models

Different Ways to Enter the Furniture Business

Manufacturing

Furniture Factory

Produce household, office, commercial or specialised furniture directly.

Retail

Furniture Showroom

Source products from manufacturers and sell through physical or hybrid retail channels.

Export

Export Trading

Source Malaysian furniture for overseas customers without owning a full manufacturing facility.

Design

Own Brand

Develop original designs while outsourcing part or all of the production.

Commercial

Project Furniture

Supply hotels, offices, restaurants, developers and other commercial projects.

Joint Venture

Partner With an Existing Manufacturer

Enter through a properly structured investment or commercial collaboration with an established operator.

Company Structure

Registering a Malaysian Furniture Company

A Sdn. Bhd. can be used for manufacturing, trading, export, retail, employment, banking and investment activities, subject to the actual business and regulatory requirements.

Ownership

Shareholders

Determine Malaysian, foreign or joint ownership according to the actual business model.

Governance

Directors

Establish the board structure and satisfy applicable Malaysian company-law requirements.

Scope

Business Activities

Register activities that accurately reflect manufacturing, wholesale, retail or export operations.

Foreign Investors

Can Foreigners Start a Furniture Business in Malaysia?

Foreign investors may establish Malaysian companies and participate in manufacturing, trading and other furniture-related activities, subject to the specific regulatory and licensing requirements applying to the model.

The correct ownership structure should therefore be assessed together with factory operations, distributive trade, premises, investment incentives and any relevant sector conditions.

Company registration does not replace operating approval.

A manufacturing factory, retail showroom and export trading company can each have a different licensing and operational profile.

Furniture Manufacturing

Starting a Furniture Factory in Malaysia

Furniture manufacturing involves significantly more than purchasing machines and renting an industrial lot.

Factory Premises

Confirm that the location supports the intended industrial activity.

Production Layout

Design material flow, cutting, assembly, finishing, storage and dispatch efficiently.

Machinery

Select equipment based on actual production requirements and planned product lines.

Raw Materials

Plan sourcing of timber, panels, hardware, coatings and other inputs.

Workers

Assess skills, production staffing and applicable employment requirements.

Quality Control

Establish repeatable product specifications and inspection procedures.

Manufacturing Licence

Does a Furniture Factory Need a Manufacturing Licence?

Manufacturing projects should be assessed against Malaysia’s current manufacturing-licensing framework and any exemptions or thresholds that apply to the proposed operation.

The actual factory size, workforce, shareholders’ funds and activity should be reviewed before the plant is established.

Manufacturing activity
Factory location
Workforce
Capital structure
Local authority approvals
Environmental requirements
Fire & safety requirements
Industrial utilities
Factory Location

Choose the Industrial Location Around the Supply Chain

Furniture manufacturing can involve bulky raw materials, large finished products and substantial storage requirements.

The best location depends on suppliers, customers, workforce, transport access, port access and industrial-premise suitability.

Suppliers

Consider proximity to timber, panel, hardware and finishing-material suppliers.

Transport

Ensure trucks and containers can move efficiently to and from the site.

Ports

Export-oriented businesses should consider access to container logistics.

Labour

Assess availability of skilled and production workers.

Utilities

Check power, water and other industrial requirements.

Expansion

Avoid locations that prevent future production or warehousing growth.

Products

Furniture Niches Worth Evaluating

A new business does not need to manufacture every type of furniture. Specialisation can reduce complexity and create a clearer customer proposition.

Home Furniture

Living room, dining, bedroom and general residential products.

Kitchen & Built-In

Kitchen cabinets, wardrobes and project-based built-in furniture.

Office Furniture

Desks, storage, workstations and commercial office solutions.

Hospitality Furniture

Hotels, restaurants, cafés and serviced-apartment projects.

Small-Living Products

Multifunctional and space-saving furniture for compact urban homes.

Premium Solid Wood

Design-led and export-oriented furniture targeting higher-value markets.

Export Opportunity

Malaysia Is Well Positioned for Furniture Export

MATRADE continues to promote Malaysian furniture in overseas markets. In 2026, MATRADE highlighted opportunities in Chile for Malaysian solid-wood dining and living-room sets as well as multifunctional furniture for compact urban living.

More broadly, Malaysia recorded its highest-ever total trade and export values in 2025, reinforcing the country’s role as an export-oriented manufacturing and trading base.

ASEAN Regional market access
US Major Malaysian export destination
EU Design, sustainability and compliance-sensitive markets
Emerging Markets Potential diversification beyond traditional destinations
Export Readiness

What an Export Furniture Business Needs

Product Specification

Create consistent dimensions, materials, finishes and quality standards.

Packaging

Design packaging around long-distance transport and container movement.

Export Documentation

Prepare invoices, packing information and other trade documents properly.

Customs & Shipping

Plan freight, containerisation and destination-country requirements.

Buyer Due Diligence

Verify overseas buyers and commercial terms before extending credit.

Payment Terms

Structure deposits, balance payments and trade-finance arrangements carefully.

Retail Model

Furniture Showroom Without Owning a Factory

A founder can enter the furniture sector as a retailer or distributor without owning manufacturing machinery.

The business can source furniture from Malaysian manufacturers, import selected products or operate a private-label model.

Physical showroom
Online store
Marketplace sales
Project sales
Private label
Wholesale distribution
Direct factory sourcing
Interior-project supply
Distributive Trade

Retail and Wholesale Need Their Own Licensing Review

A furniture manufacturing company and a furniture showroom do not necessarily operate under the same regulatory structure.

Foreign-owned retail, wholesale and distributive-trade activities should be assessed against the current requirements applicable to the actual business model.

Do not assume a manufacturing structure automatically covers customer-facing retail.

If the company intends to manufacture, wholesale and run a showroom, the complete operating scope should be reviewed together.

Joint Venture

Should You Partner With an Existing Furniture Factory?

A joint venture can provide access to existing production capability, management experience, workers, suppliers and customers.

However, a joint venture should not be entered merely because an existing factory needs investment.

Financial Review

Verify revenue, profit, debt, working capital and outstanding obligations.

Factory Assets

Confirm who owns machinery, premises, vehicles and inventory.

Licences

Check that operating approvals are valid and compatible with the proposed structure.

Shareholding

Document ownership, voting rights and future capital requirements.

Management

Define who controls production, banking, sales and key commercial decisions.

Exit

Agree how shares or business interests can be sold if the venture ends.

Due Diligence

Investing in an Existing Furniture Company

If the objective is to buy or invest in an existing factory, the business should be reviewed like an acquisition rather than treated as a simple company setup.

Shareholders & directors
Financial statements
Tax position
Factory licences

Startup Capital

How Much Does It Cost to Start a Furniture Business?

There is no reliable universal startup figure.

The previous article stated that a small furniture factory could be started for RM150,000–RM250,000, a joint venture for RM100,000–RM200,000 and a furniture showroom for RM100,000–RM150,000. Those amounts have been removed because they are not dependable universal benchmarks.

Company Setup

Corporate establishment and statutory administration.

Factory or Showroom

Deposit, rent, industrial fit-out or retail renovation.

Machinery

Production equipment, installation and maintenance.

Inventory

Raw materials, finished stock and hardware.

Staff

Production, design, sales, management and administration.

Working Capital

Cash required to operate before customer collections stabilise.

Profitability

Do Not Use a Generic 35–40% Profit Margin

The old article published a general furniture profit margin of 35–40%. That should not be presented as a reliable benchmark.

Furniture economics vary widely depending on whether the company is a manufacturer, distributor, showroom, project supplier or exporter.

Raw material cost
Labour
Factory utilisation
Reject & wastage rate
Freight
Showroom rent
Sales commissions
Export pricing
Customer credit
Inventory turnover
Banking

Prepare the Furniture Company for Corporate Banking

A bank will generally assess the company, shareholders, directors, source of funds, intended activity and expected transaction profile.

Business Plan

Explain whether the company manufactures, trades, exports or retails furniture.

Source of Funds

Document shareholder investment and machinery or stock funding.

Suppliers & Buyers

Prepare commercial evidence where suppliers and customers are already identified.

Transactions

Explain expected currencies, countries, transaction values and payment cycles.

Sustainability

Sustainable Materials Are Becoming More Important

MIDA identifies sustainability and eco-friendly practices as an increasingly important direction for Malaysia’s wood-products and furniture industries.

Export-focused furniture businesses should therefore consider source traceability, material selection, environmental expectations and the specific compliance requirements of target markets.

Material Sourcing

Know where timber, boards and other inputs originate.

Production Efficiency

Reduce waste and improve utilisation of raw materials.

Target Market Rules

Check destination-country standards before producing for export.

Technology

Automation Can Improve Furniture Manufacturing Economics

MIDA specifically encourages greater use of automation and advanced manufacturing technology in the furniture sector.

CNC machining
Digital design
Production planning
Automated cutting
Inventory systems
Quality control
ERP / costing systems
Online sales integration

Automation should be introduced where it improves real production economics rather than simply increasing capital expenditure.

Sales Strategy

B2C, B2B or Export?

B2C

Consumer Furniture

Showrooms, e-commerce and direct-to-consumer brands.

B2B

Commercial Projects

Offices, restaurants, hotels, developers and institutional customers.

Export

International Buyers

Distributors, retailers, private-label buyers and overseas project customers.

The company can serve more than one market, but each channel has different sales cycles, pricing, credit requirements and operational complexity.

Setup Roadmap

Common Mistakes

Furniture Business Mistakes to Avoid

Buying Machines Before Validating Demand

Production capacity is valuable only when there are customers to use it.

No Costing System

Raw materials, labour, wastage and freight should be built into product costing.

Too Many Product Lines

Starting with excessive variety can create inventory and production complexity.

Ignoring Licensing

Factory, retail and export activities can require different approvals.

Assuming Export Buyers Will Pay Quickly

Payment terms and working capital can become a major risk.

Trusting Fixed Profit Claims

Profit should be modelled from the real cost and sales structure.
